Good planning at the commencement of a project
is critical to the overall success of a construction project.
Coriander Buildings has over century's worth of experience
in construction planning; we can coordinate everything from
site selection and initial concept through completion of
construction. Our broad-based knowledge and experience has
taught us how to locate and evaluate cost-efficient contractors
and suppliers who can produce the quality we demand. We
obtain multiple bids on all facets of the project and handle
contracts, invoices and all paperwork. Copies are provided
for your review, and are stored in a master project binder
for your records.
Budgeting
Our itemised budgeting is based on the unique
realities of your project, including any unusual requirements
you may have - which eliminates surprises later on. Our
budgeting is precise, with every expenditure itemised and
documented. We're accountable to you, and show you where
every penny is going.
Upon completion of your project, a
detailed, itemised record of all expenses relating to site
development, equipment, equipment installation costs, and
building costs is provided. We can advise you as to how
to designate certain building features so you can benefit
from a more advantageous tax category. Many building features,
for example, are considered by the Inland Revenue to be
equipment and, therefore, are subject to earlier depreciation.
Planning Permission
We advise on planning matters, change of
use and the effects of conservation area status. We assist
in making applications for planning permission or determinations
that permission is not required because of an existing planning
use.
Where consent is refused or an enforcement
notice has been received we will deal with the appeal to
the Secretary of State and can advise you on prospects of
appeal or judicial review.
With so much emphasis placed on the formation
of structured plans and local plans to provide the framework
for assessing planning applications, it is important to
establish your requirements at the earliest opportunity.
We offer advice, including representation at Inquiries,
on development plans and examinations in public. We also
advise on compulsory purchase claims.
